    If you send holiday greetings to clients every year and haven’t even had time to think about them this year, time’s a-wastin’!

    Although it’s still not too late to design and print your own greeting, you may opt for our nice array of holiday postcards.

    Even if you don’t typically send greetings, if you hold an annual charity program or something similar, let folks know about it, while simultaneously reinforcing your brand into their awareness.

    Thinking of sending email greeting?

    Please. Don’t. Do. That.

    Sure, it’s cheap and easy. But, email greetings during the holidays most likely won’t even be opened. They might also:

    • Give a feeling of not alot of thought in your greeting
    • Get lost in all of your other year-end emails

    If an email holiday greeting is the best you can do, consider not sending greetings at all.

    Use the good old U.S. Postal service or, deliver your card in person. Either of these methods is far more personal than a dashed-off email with a greeting cut and pasted from the internet.

    What will you say?

    “Never mention ‘Christmas,’ ‘Hanukkah,’ or any other particular holiday,” says one online writer.

    She states it’s important to be inclusive of everyone and warns not to alienate anyone.

    Overall, it’s probably not a bad idea. But if you have folks in your sphere that you know, without a doubt, celebrate one of the religious holidays, a card specific to them would not only be appreciated, but they’ll know that you remembered them.

    Dig deep for enough cash to buy a few different cards or postcards for these leads, former clients, or those in your sphere. Be daring and actually wish them a Merry Christmas (December 25) or Happy Hanukkah (which begins the evening of November 28, 2021, and ends on December 6, 2021).

    Here’s an even better idea

    Some people find Hanukkah cards offputting. Judith Martin, aka Miss Manners, calls them “insensitive,”.

    So, consider skipping the winter holiday greetings and sending New Year cards instead. Not only will you avoid offending anyone in your sphere but your cards will arrive when the mailbox isn’t crammed full of other cards.

    When to send

      Millennials and baby boomers own the real estate market. While the former comprises the largest buyer pool (37%), the latter comes in quite close, at 32%, according to NAR’s 2021 Generational Trend report.

      The problem with agents being so hyper-focused on millennials is that few have homes to sell. In fact, only 22% of them are sellers.

      Boomers, on the other hand, are large and in charge of the seller’s market, owning 32% of it, right behind them, however, is that forgotten generation, Gen X.

      While many veteran listing agents typically don’t actively pursue buyers, it may be time to change your strategy.

      Members of Generation X, (age 45 to 56) are among the most likely to consider selling and for several reasons. Chief among them is to find a home that better fits their new normal: no more commute, working from home, homeschooling kids, and finding a large home so Mom and Dad can move in.

      Gen X is in the house

      While baby boomers hold the most money, Gen Xers earn the most of all living generations. They lost a lot during the recession – more than any other group. But, they’re currently the only generation to reclaim all the money lost.

      Here’s what our research has turned up about Gen X’s home shopping wish list:

      • Most want a single-family home, single-story, 3 or 4 bedrooms, 2,315 square feet of living space or more.
      • The top 3 features on the wish list include exterior lighting, a laundry room, and Energy Star® rated appliances.
      • They crave extra storage space and room for a “relaxed” home office.
      • They care more about the home’s features than the neighborhood.

      If you list a home that fits this description, hold it open, at least virtually, and laser-target Gen X buyers because the chances are good that they’ll be visiting or viewing.

      How to reach these buyer/sellers

      Chances are good this cohort has a house to sell as well, so targeting them is a brilliant strategy.

      Suggest that the homeowners create some obvious storage solutions in the garage and stage them just enough to show that they truly are storage solutions. In other words, don’t pack them full of stuff.

      If clients are replacing any appliances, convince them to go with Energy Star® certified appliances.

      When staging the home, ensure that your clients’ laundry room looks amazing. You’ll find brilliant tips at:

      If the home would work as a multi-generational home, let buyers know that up front, in your listing description and other marketing materials. Gen X is the largest cohort seeking these homes and their numbers grow every year.

      As the generation most likely to have children younger than 18 living in the home, Gen X also craves space for the youngins.

      This is why they’re the generation purchasing the largest and second most expensive homes.

        Why direct mail?

        According to a CMO survey (a company that collects the opinions of top marketers), only 16.3 percent of marketers “are confident about recommending investing in social media marketing.”

        If professional marketers aren’t able to justify spending their clients’ money on social media marketing, then you may want to pass for now, specifically if you’re working with a tight budget.

        So where do you spend your marketing dollars when you’re funds are limited?

        The proof is in the numbers

        Direct mail marketings response rate, according to the DMA Response Rate Report, stands at nine percent to warm leads and five percent to cold.

        In addition, the DMA states 56% of consumers believe print marketing is the most trustworthy of all marketing channels.

        The email marketing response rate is one percent. Online display ads are even worse, at 0.30 percent.

        Clearly, if you are looking for the best place to spend your limited marketing dollars, the answer is direct mail marketing.

        How much should you allocate

        Before getting clear on your budget you must understand your revenue goals and objectives.

        As a guide, businesses spend, on average, 9.8 percent of revenue on marketing, according to the aforementioned CMO survey.

        We see you wincing. But consider this: according to NAR, the overall budget item that agents spend the most money on every year is on their automobiles.

        Cars aren’t exactly lead-generating machines, yet there you have it.

        So, determine a percentage that you can feel comfortable with, based on your goals, and commit to spending that budget during the remainder of the year.

        The following are three tips to get the most bang for your direct mail marketing budget
        1. The List

        For any marketing campaign to be successful you must know your audience. This is even more critical when you’re on a tight budget. Now is not the time to attempt to be all things to all people.

        The easiest way to whittle down the audience is by first figuring out if you’re going after buyers or sellers. Make a choice.

        This not only ensures that what you mail is relevant to the recipient, but helps you choose a farming area (subdivision vs apartment building, for instance).

        Be very picky who you mail to. Throwing stuff against the wall to see what sticks is a sure way to burn through your budget with nothing to show for the time and money spent.

        Once you have defined your target markets, use our mailing list tools to create your prospect list.

        2. The marketing pieces

        After taking into account how many mailed pieces your budget will allow you to send, it’s time to determine an economic format. Postcards are most likely your best bet. They’re inexpensive to print and mail.

        If your budget is super tight, consider foregoing postage costs and delivering door hangers. The advantages to using door hangers include that they stand out more and because you’ll save on postage your list can be larger.

        Disadvantages include the labor intensiveness of having to visit each home on your list. Also, door hangers aren’t quite as effective when used in neighborhoods where people routinely enter their homes through the garage.

        3. Offer something

        Come up with a compelling offer and feature that on your direct mail postcards. A free home price analysis, buy first vs sell first evaluation or a free home equity analysis are all effective options.

        The idea is to move recipients to act or, at the very least, hang on to your postcard until they’re ready to act.

        Bottom line

        Now, when your budget is tight, isn’t the time to take chances with marketing your real estate business.

        Jumping on time-consuming and costly social media bandwagons that don’t deliver your target audience or wasting time and resources on an email that may not be opened, let alone read, can wait.

        Use your budget on marketing that has the highest response rate – direct mail marketing.

          If I were to ask you which room in a home is most important to stage, what would you say?

          Kitchen, right? Or, perhaps, bathroom.

          According to a NAR survey of buyers’ agents, however, “Staging the living room was found to be most important for buyers.”

          So, the kitchen and/or bathroom must be second in importance, right?

          Actually, slightly more than 40% of buyers’ agents recommend staging the master bedroom.

          Staging the kitchen came in third.

          The folks at homelight.com surveyed nearly 1,000 buyers’ agents and learned that more than half of them feel that “… staging increases a home’s value from anywhere between 1% to 10%.”

          Nearly 30% of the aforementioned NAR survey respondents claimed that staging a home had no impact on the sales price. Twenty percent of them claimed that “… staging a home increased the dollar value offered between one and five percent, compared to other similar homes on the market that were not staged.”

          While the Real Estate Staging Association claims that staged homes sell 73% quicker than homes that aren’t staged.

          As you can see, whether or not staging is valuable to the seller depends on who you ask. If you have a challenging listing, however, staging should be a must.

          If you don’t offer staging as one of your sellers’ services, at least give your listing clients some tips on how to do it themselves.

          Who will likely buy the home?

          Read any staging website and you’ll learn that most stagers aim for the impossible: “universal appeal.” You, as a real estate agent who works with real estate consumers on a daily basis, know how impossible this is. Nothing is universally appealing.

          Perhaps what stagers are alluding to are aspects of staging that appeal to a broad spectrum of homebuyers, such as:

          • The homes and the closets are light and bright.
          • The home has been depersonalized. Despite what many real estate bloggers claim, this doesn’t mean removing personal items such as photos and certificates. It means personal items, such as toiletries, toothbrushes, feminine hygiene products and even used bars of soap, according to a study by Andrea Angott, Ph.D at Duke University.
          • Each room’s purpose is immediately evident. Remove office paraphernalia from the dining room and baby stuff from the master bedroom.
          • Each room gives the perception of lots of space. Remove excess items from the pantry, closets and cupboards so that they appear larger. Ensure the lighting is bright in closets. Remove oversized furniture.

          As the listing agent, it’s important that you have a good idea of who makes up the buyer pool for each listing you take. Often, it’s obvious. Others, not so much.

          If the home is a penthouse condo with a city view the buyer won’t likely be a family with young children. If the home is in a good school district, on the other hand, you can almost guarantee a family will buy it.

          Once you have a good idea of the buyer pool you can offer more specific staging tips.

            Social media. Pay-per-click. Email.

            Digital marketing is hot with real estate agents. This provides an amazing opportunity for the agent who decides to take a different approach and become a BIG FISH in a small pond.

            How do you do this? with direct mail.

            Oh, I know what you’re thinking. “She works for a direct mail marketing company, of course, she will say this.”

            Statistics, however, don’t lie. Direct mail marketing is not only strategic, but it can also be laser-focused to a particular audience and it works.

            Why fish for listing leads in the huge ocean that is digital? Think about it; doesn’t it make more sense to cast your net in a smaller pond filled with people who you are certain ACTUALLY OWN HOMES?

            Some things to consider

            In a recent survey of real estate agents, 82% said their marketing goal this year is to “improve their social media presence,” according to Becky Brooks at theclose.com.

            A worthy goal, but not very focused. Think about this: while they are chasing after Facebook leads, you’ll have little competition vying for attention in homeowners’ mailboxes.

            With targeted direct mail you will not only reach homeowners. If you narrow your mailing list to only homeowners who have lived in their homes a certain number of years, or who live in starter homes or any other preferred criteria, you will have a far greater chance of taking listings than by randomly posting on social media.

            For instance, by targeting homeowners who have been in their home for seven or more years, you’re creating a great list of potential fence-sitters to go after.

            Another thing to consider is the pandemic. In a recent USPS study, slightly more than 40% of Americans said that since the pandemic began, their excitement about receiving mail increased.

            Nearly half of respondents said that a direct mail piece prompted them to go online to get more information about the sender.

            The volume of direct mail plummeted from “… 213 billion pieces …” in 2016 to 120 billion last year. Interestingly, despite the drop in volume, the response rate skyrocketed nearly 200%.

            You’ll have far less competition for eyes on your mail pieces and a better response rate than ever before.

            Who makes up your potential seller audience?

            Now that we’ve got you looking for listings in all the right places, what will you be sending? Keep in mind your audience – older generations, such as Baby Boomers and Gen X make up 75% of the real estate market combined.

            When considering your direct mail marketing piece, don’t take valuable time out of your day to create marketing from scratch.

              So, what methods are you using to get listing leads? Cold calls? Pursuing FSBOs and Expireds? Throwing random methods against the wall to see what sticks?

              If you’re like many other agents, employing one of those methods is how you spend a good portion of your workday.

              The term “sphere of influence” didn’t originate as a sales term, but a political one. It first popped up in the late 1880s and it described a country that exercised “… exclusive or predominant control over a foreign area or territory,” according to britannica.com.

              Today, the term is applied to a “business model” in which the aim is to attract customers and clients from people one knows instead of strangers.

              Yes, it can be a terribly long list. It should include relatives, friends, friends of friends, the parents of your children’s friends, your parent’s friends and more.

              Everyone you know. That is a lot of prospects.

              These are people who will recognize your name on a direct mail piece and who won’t hang up on you when you call.

              What can happen when you focus solely on your SOI?

              Year after year, the NAR reports that home sellers sign up with the first agent they speak with. There are most likely a number of reasons that they do so but, primarily it’s because they forgot which agent sold them their home.

              I recently read a blog post and, I apologize because I can’t remember who authored it and the website on which it appears.

              In it, the author mentioned a real estate team whose coach advised them to focus on growing their SOI.

              At the time, their CRM contained around 280 members of the team’s SOI. Within four years after heeding their coach’s advice, the team’s revenue skyrocket from zero to nearly $100 million.

              It’s inspiring, isn’t it?

              Like most lead generation methods, this won’t make you an overnight sensation. But if you’d prefer doing business with people you know, making warm calls instead of cold, it just may be the perfect way to generate listing leads.

                Most real estate agents know that staged homes sell faster and for more money. Some, however, go beyond merely suggesting staging to their listing clients.

                Complimentary Pre-Sale Home Inspection

                As you know, when a problem is unearthed by the inspector, the entire transaction is at risk.

                Why not be proactive and head off as many challenges as possible before putting the home on the market? Offer your listing clients a free, pre-market home inspection.

                Yes, some agents balk at the idea, claiming that the inspection now becomes a disclosure item. And that’s true.

                The flipside to this is that the items on the pre-sale inspection list will most likely show up on the buyer’s inspection report as well.

                A pre-market inspection allows the homeowner to make the repairs that the lender or buyer will most likely demand.

                If for some reason your client can’t or won’t make repairs, you’ll have the time to determine upfront how to deal with repair requests and to have that heart-to-heart about lowering the asking price.

                Professional Photography

                I don’t need to tell you that there are far too many agents out there who are still snapping listing photos on their smartphones.

                Since the first showing of a home typically happens online, it needs to be ultra-compelling.

                We know many successful agents who have left the old ways behind and offer the services of a professional photographer to snap the marketing photos. Yet, that service isn’t listed on any of the websites we researched for this blog post.

                Virtual Tours

                Over the past few months, the popularity of 3D tours has outpaced other types of virtual tours, including video.

                In fact, a recent study by the NAR claims that “Consumers Strongly Prefer Listings With 3D Tours.” Here are a few other things you should know about virtual tours:

                • “About 55% of survey respondents say they’d even consider buying a property sight unseen if there was a 3D tour available in the online listing.” (NAR)
                • Agents who use 3D tours in their marketing of listings sell them 20% quicker and for 9% more than agents who don’t use them. (Matterport survey)
                • Almost 80% of real estate consumers say they would switch to a real estate agent who offers 3D tours of homes for sale [Matterport survey]

                Consumers are demanding more than a video of a home’s interior. They want the ability to virtually tour homes without someone else deciding what they can and cannot view.

                If other agents in your market offer this service and you don’t, the chances are pretty good that you won’t get the listing.

                Do yourself a favor and earmark some marketing dollars for at least one, true, seller service before the end of this year.

                  Anecdotal evidence claims that when one home in a neighborhood goes on the market, another three or so will be listed within the next few months. Whatever the mysterious reason behind this phenomenon, I’m sure that you’ve seen it in action.

                  The trick is to reach these thinking-of-selling homeowners before other agents do. They’re already curious and possibly considering selling, so you’ll be reaching them at the most opportune time.

                  How do you reach out to these possible sellers? Cold call?

                  Come on, how does that intrusion make you memorable?

                  Especially now, when Americans are feeling more than a bit beat up by real estate agents. Ready for another Google search? “Why are real estate agents calling me?”

                  You decide on the radius, but agents we’ve spoken with who use this method usually choose the entire subdivision or within a 1-mile radius.

                  Wait, we aren’t done yet. Let’s make this mailing list ideal: remove homeowners who recently purchased their homes (again, you decide on the time frame). We’ll use 5 years for this scenario.

                  Now you have a list of homeowners who live in the same subdivision (or within a 1-mile radius) of a just-sold home and who have owned their homes for at least 5 years, some of whom are most likely considering selling.

                  What better way to catch their interest than to let them know one of their neighbors just sold their home with a Just Sold postcard?

                  What better way to get them to realize how much equity they’re sitting on than to see find out what other homes sold for (if that’s cool in your market)?

                  Then, continue the momentum by routinely reaching out to the prospects on this mailing list. Consistency is key.

                    Has cold calling officially become a thing of the past? There are more than a few agents out there and several well-known real estate coaches that would say NO.

                    I would say minimally, it might not be the most efficient option. Unless you consider spending 7.5 hours to make 209 phone calls to get one appointment efficient.

                    Generating real estate leads on social media, if done right, is not only efficient but pleasant as well. 

                    Facebook can be a goldmine for new real estate agents.

                    Why Facebook?

                    The platform’s demographics are one of the most compelling reasons to use Facebook for real estate lead generation. The largest age group among Facebook users is 35 to 54 (right in line with the average real estate consumer). Next, nearly 75 percent of users earn more than $75,000.

                    Finally, a study of CRM data from various companies across the planet finds that while the highest lead conversion rates come from referrals, the second-highest can be attributed to leads generated on social media.

                    If you understand the power of Facebook when it comes to real estate lead generation but haven’t quite figured out how to tap it, consider starting with Facebook groups.

                    Join some groups

                    Start by finding some groups that Facebook thinks you might like. You can do that by going here and then clicking on “Discover.”

                    Naturally, if you post frequently to Facebook, the algorithm is going to assume you are interested in real estate so be prepared for lots of real estate-agent-related groups among the suggestions.

                    There’s nothing wrong with joining these groups but to generate real estate leads, however, go where consumers hang out.

                    You’ll find a “Categories” list on the left side of the page. And, since “all real estate is local,” the best category for a real estate agent to peruse is “Local.” 

                    Here you’ll find some interesting groups. Mine includes one for a popular neighborhood in my city (with 31,000 members). As an agent, I would join that one. But there are tons of others to join as well.

                    Choose groups with interests that you can blog about because that’s one of the ways in which you’ll be using these groups to generate real estate leads. 

                    Don’t be “that annoying real estate agent”

                    When interacting in your Facebook groups, keep your focus on the “social” aspect of social media. You’re not there to sell yourself or your business but to build relationships and get your name in front of people.

                    Don’t just use the groups to share your blog posts; interact with other group members.

                    And, keep in mind that some groups have rules, so learn them and abide by them.

                    It’s also important to keep in mind that interacting in groups is not about getting a flood of leads right now. Like most lead gen strategies, you’re building future business.

                      Probate is the legal process “through which a deceased person’s estate is properly distributed to designated beneficiaries. If any debt is owed it is paid off to creditors,” according to the experts at LegalZoom.com.

                      The probate process varies according to state. For instance, your potential new “listing client” is considered the contact person for the decedent in a probate case. However, the term used to define this person is just one of the aspects of probate that varies based on where they live.

                      In Hawaii, he or she is called the decedent’s “personal representative.” In California, you’ll need to find the name of the executor or executrix.

                      This representative is tasked with coming up with an inventory of the deceased’s estate and the disposal of the assets, including the home, according to the decedent’s wishes.

                      Findlaw.com offers a handy chart that displays specific probate laws and terms for each state, here.

                      Probate real estate is a growing niche

                      You, as a real estate agent experienced in probate sales (which you will be after your first probate transaction), are the decedent’s biggest assets.

                      All housing market eyes are on members of the baby boomer generation when it comes to potential, future probate cases.

                      And the interest is justified, considering that older Americans currently own 40 percent of the country’s housing stock.

                      Fannie Mae calls this the “departure of older adults from the homeowner market.” What they mean is their departure from the earthly realm, but they’re far too kind to put it that way.

                      While Baby Boomers are living longer than previous generations, they will “exit homeownership” during this new decade. Statistics show they will exit at a rate of 42 percent higher than the previous decade, according to Fannie Mae’s Economic & Strategic Research Group.

                      The learning curve for real estate agents

                      If you lack enough first-hand knowledge of the process to get you started, you’ll need to learn all you can about the probate process in your area.

                      Start by visiting the Findlaw.com link we mentioned earlier. Then, call your MLS or local association to find out if they offer probate educational opportunities.

                      For instance, the Orange County Association of Realtors, in California, at one time offered probate training by a local probate attorney (not sure if they still do).

                      If you’re willing to pay the cost of online probate real estate courses, you’ll find them offered at AllTheLeads.com. They also have a podcast on the topic. We know nothing about the courses, so perform your due diligence before signing up.

                      Some of us prefer the self-taught method of learning. If you’re among this group, you’ll find loads of information online:

                      Then you’ll need to generate probate leads

                      Starting out, you may opt for buying leads, and that’s ok. While we don’t know anything about the following companies, it may be worth it to check them out.

                      DIY agents should know that probate records are public. But that doesn’t mean it’s easy to access them.

                      There are two ways to approach the search, initially:

                      • Choose a county you’re interested in working in. Call the probate court for that county and ask how you can obtain a list of probates. Can’t find a “probate court” in that county? Call the circuit court.
                      • Do an online search for “[Name of County] probate records.” This should help you find the .gov site that will outline the steps to get copies of the court records.

                      Probate clients aren’t like other real estate clients

                      You’ll meet a variety of clients when you start specializing in probate real estate. Some will be grief-stricken over the loss of a parent and the loss of the family home. Others are happy to help you sell the home in the shortest amount of time possible.

                      Often, it becomes a group undertaking, where all the details need to be ok’d by all siblings.

                      Emotions may run high so if you aren’t good at dealing with them, you may want to reconsider this niche.

                      If, on the other hand, you’re not afraid of others’ emotions, probate real estate can be a lucrative and rewarding specialty.

                        No matter how many homes your client has sold, the whole process of selling may still tie them up in knots.

                        Why? Ninety-five percent of the time the homeowner doesn’t know you from Adam, yet here they are, putting what might be their biggest investment in your hands.

                        You breeze in, hand them a pen and a contract and walk out mumbling something about the MLS and a sign and lockbox.

                        Home sellers probably won’t express their fears to you (you are a stranger, after all), but they’ll stay awake at night, scary thoughts running through their heads.

                        If they were to confess their fears to you, what do you suppose they would tell you and how can you help them overcome their anxiety? Here are three things that weigh on their minds.

                        1. How does this work?

                        If you purchased your home before you joined the real estate industry, you’ll no doubt recall how weird the whole process felt. Your agent threw words around that you may have never heard before and she seemed to expect you to know what they meant.

                        Escrow, earnest money deposit, contingency and comps – these are words that aren’t in the non-real estate person’s lexicon. How exactly does the MLS work, anyway? Why does the buyer have to pay an earnest money deposit and a down payment?

                        While not completely understanding the listing and sales process may not keep your client awake at night, there’s always that nagging fear of what may be coming next.

                        The fear of the unknown is common and so easy to remedy when it comes to your listing clients.

                        Walk them through it. Write up a Home Selling 101 course, in basic English, and include it in your listing package. Step-by-step, teach them how it’s done so they don’t have to guess at – or fear — what’s next.

                        2. I’m Nervous

                        Buyers don’t have a corner on the anxiety market. Sellers are anxious that the home won’t sell, that they won’t get the price they need or that they may end up with two house payments or, worse yet, end up homeless.

                        Even though the housing market has pretty much recovered from the pandemic, homeowners also still harbor a lingering sense of dread over how much equity they may have lost, regardless of how much they’ve regained.

                        The great-big fear that you’ll purposefully underprice the home to get a quick sale is usually not mentioned by the homeowner. It exists, nevertheless.

                        Again, knowledge is power. Take the mystery out of the whole issue of market value by giving them a basic tutorial on how it is determined, both by you and by the lender’s appraiser.

                        There are also ways around the “should I sell before I buy” conundrum, so that one is easy to deal with.

                        If it’s equity they’re worried about you can help them find out exactly what they owe on the home.  You are the problem solver, and they should know that. It might just put them at ease enough to share other concerns with you.

                        3. I’m Scared of Someone Stealing from me

                        Believe it or not, this is a huge fear for homeowners. Will people rifle through their drawers? Will they steal from them? It’s an understandable worry – there are strangers wandering through their home.

                        You know how to deal with this, but for the new agent, let’s walk through it. All items of value, especially small, pocket-size pieces should be either locked away or removed from the home while it’s on the market. This includes prescription medications and, especially, weapons.

                        Don’t throw this suggestion out half-heartedly. Let your client know that thefts do happen and the only way to protect their belongings is to remove the temptation for those less-than-honest folks who may be going through their house.

                        Honorable Mention

                        If you work with seniors, even occasionally, take the previously mentioned angst, multiply the fear factor by three and throw in the following:

                        • More than one-third of seniors who are moving are afraid of change. They are anxious about leaving the familiar for a strange place.
                        • Many are sad about leaving their neighbors.
                        • Many have an intense emotional attachment to the home.

                        Understanding that your listing client may harbor these concerns allows you to face them head-on, before he or she gets seller’s remorse.

                        While nobody expects you to be part psychologist in a real estate transaction, it’s important to understand that your listing client’s curious behavior may stem from confusion about the process.

                        You, as his or her agent, are the only person in a position to ease the anxiety and all it takes to do so is slowing down long enough to provide clear, basic guidance and advice.

                        If you knew that your client is a nervous wreck, what would you do or say to help? It’s important to dig deep to find out, first, if they’re anxious, and, second, why. Then you can help solve the problem.

                          Sure, social media marketing for real estate agents should be an important part of your overall marketing plan.

                          But, for pity’s sake, fish where your fish are. Nobody goes fishing for marlin in a stream or lake, right?

                          The truth is:

                          The majority of real estate consumers aren’t active on Instagram

                          We aren’t dissing the social media platform; it’s a fun place to hang out and catch up on the latest trends. But if you’re on it for business reasons and not for personal enjoyment, maybe it’s time to reconsider your social media strategy.

                          A lot of what you hear and read is hype

                          I’ve noticed that the biggest Instagram cheerleaders for real estate agents also have the biggest agendas. They’ll lure you in with vague statistics that actually have nothing to do with real estate or buyers and sellers.

                          Stop listening to the bloggers who tell you that:
                          • You can find your “Dream Listing” on Instagram and that “Instagram is the best free advertising a real estate agent will find.” This comes from a company that offers, for a large fee, “automated tools” to help you create your real estate social media strategy and campaigns.
                          • You can rule the ‘Gram like a Pro” with “these tips” (from a company that provides, for a fee naturally, social media management and marketing).
                          • “Using Instagram to market your real estate business is a sound strategic move.” This one is from a former agent who now runs a “real estate technology company.”
                          • This is one of my favorites. In a post titled “Instagram Tips for Real Estate Agents,” the author gives the same meaningless statistics but she also posts a demographic breakdown of Instagram users from Pew Research. Demographics from 2015.

                          The truth is that, as a real estate agent, you are targeting a very specific population: home sellers. This means that the majority of your “fish” are between the ages of 42 and 75 (Gen X and baby boomers), according to NAR’s latest statistics.

                          These two cohorts comprise 70% of all home sellers and represent your target audience.

                          Nearly 60% of U.S. Instagram users are between the ages of 13 and 34, according to the number crunchers at statista.com.

                          So, where are my fish?

                          That depends. If you want to target baby boomers, go big on Facebook. According to a recent Pew Research study, boomers’ two favorite social media hangouts are Facebook (nearly half of them chose this as number one) and Pinterest.

                          There was some overlap in the study that finds LinkedIn (largest demographic is age 46 to 55) to be popular with both Gen X and boomers, so you may want to dabble in both.

                          But Instagram? You’ll spend, on average, “… 30 minutes to an hour and 25 minutes …” (jennstrends.com) to create a post that in all likelihood will generate zero leads.

                          Listings aren’t easy to come by right now and your time is precious. Fish where your fish are and you’ll meet with more success.
