Best of all, these tips will help improve your site’s visibility, your visitor’s experience and you won’t have to hire a web developer.

Fix broken links

Broken links on your blog return 404 errors to your users. They become frustrated and click away. As a result, you’ve lost them and probably for good. Broken links also impact your search engine ranking.

In essence, broken links are broken promises, so the first step in the blog tune-up is to check for and fix them.

There are several easy and free ways to do this:

  • WordPress site? Install “Broken Link Checker”. You can find a walk-through of the process (it’s quite easy) at Org.
  • Check My Links – a Chrome browser extension that checks all the links on a page. Find it in the Chrome Webstore.
  • Xenu Web Sleuth – it’s a rather odd-looking website, and you’ll need to download the software, but according to many, it’s one of the best, free ways to check for dead links.

Remove any dead links that can’t be replaced and update those that can.

While you’re in “link” mode

How is your internal linking structure? Linking from one blog post to another on your site keeps your reader engaged longer on your blog. In addition, search engine spiders love internal links.

Go through some of your most popular blog posts and find opportunities to link to other posts on your site.

Add some bling

Blog posts with compelling images are read more often than those that offer poor images. Therefore, check your blog post images and replace any that may be doing more harm than good.

Try using Canva.com to create overlays on your photos to give them that Pinterest look. It’s free and, once you get the hang of it, quite easy to use.

Fix blog format problems

The name of the game when writing a blog post is “white space.” Don’t torture your visitor with great, big blocks of text. Break it up with short paragraphs, the use of images, quotes, subheadings and bulleted lists.

Throw out everything you learned in English composition. You aren’t writing for a teacher, you’re writing for someone who typically scans text online. If it appears on the first scan to be too much of a chore to read, they’ll leave.

A good rule of thumb is to break up any paragraph that exceeds five sentences in length.

How’s your call to action?

If you hope to convert your blog visitors to leads, you’ll need effective “calls to action”. Any money and effort you expend to drive traffic to your blog is wasted if your posts lack this critical component.

Your call to action must consist of the following:

  • Make it unique
  • Use enticing offers
  • It must be prominent
Check your post titles

We get it, you’re not a copywriter. That doesn’t mean, however, that you should neglect the most important component of each post, the title.

A compelling, descriptive headline can mean the difference between the reader leaving or staying. It also impacts whether they click on the post’s link when you share it on social media.

Look at each headline and ask yourself if you would be compelled to read on if it weren’t your blog. If not, fix the ones that don’t work.

Magazine covers are ideal places to look for ideas on how to write catchy blog titles.

Order at least 100 of the Free Report, “5 Reasons Why Your House May Not Sell”, and use them as an opt-in on your blog site.
Also, for extra lift add them as a “call to action” on all of your marketing pieces.

If there ever were a time to up the ante – it’s right now at the start of a New Year.

Stakes are high, competition is fierce and anyone eager to be the expert resource in their market needs to bring their A-game.

Here’s how to come out swinging

Update your headshot

Your photo is your first impression, make sure it’s current and professionally done, so you are seen in the best possible light. A great photo is money well spent. Remember your goal is for consumers to visualize your face and name first when thinking of real estate.

And, don’t forget to smile in your photo.

Studies from photofeeler.com show that people who smile in their head-shots are considered more likable, influential and competent than those who don’t.

Craft a killer bio 

On many of our marketing tools, agents have the space to share some “about me” information. You should have a long and short bio version available for different purposes. The long bio is great for your website and the short and sweet bio works perfectly for real estate brochures, flyers, and postcards.

Be sure to choose your words wisely.

Define what differentiates you from other agents in the industry and why you do what you do. Then have both long and short bio versions proof-read before you start using them.

Having these bio’s ready makes it much easier when you’re creating new marketing pieces. You aren’t trying to come up with something on the fly, which can lead to typos or inconsistent copy.

Branding that works

Too often you see agents all over the map in terms of their marketing. Different styles, colors, messages from piece to piece. While it’s good to test, you’ll find better results if you stick to a campaign that has some uniformity.

Be consistent

Don’t forget your contact information

Make sure people know how to reach you. And if you are inviting people to your social media platforms, don’t just say, “find me on Facebook”.  Give them a unique URL they can go to such as Facebook.com/yourrealestatepage.

Be Creative

Back in the DAY…(ever notice how people always say that about what they did ions ago?) I used to love working with First Time Home Buyers.  They were excited, eager,  a little nervous and usually very appreciative of an agent’s experience and help.  Today’s consumers (even the newbies) are a lot more savvy than they used to be but I still find this niche a great source of prospects (and referrals) for agents today!

One great way to attract First Time Home Buyers is by hosting Home Buying Workshops in your market.  Many agents find that holding them at the local libraries, schools (many PTAs or PTSAs would be happy to include a segment in one of their meetings for valuable information!)  In many areas, you’ll find clusters of higher end apartment complexes that you could easily target for first time home buyers.

You can even use our mailing list options to specifically search for high-end renters and create a marketing database to connect with this demographic.

Couple up with a mortgage lender and real estate attorney to help spread the word and bring more value to the table.  I’ve even known agents who invite local restaurants (especially start ups that are trying to market themselves as well) to bring in sample appetizers or refreshments in return for letting them share their contact information or coupons as well!  In today’s world, this kind of smart, intuitive shared networking is making a big difference for a lot of agents.

If you are hosting an event in your market – be sure to share that information on your social media networks, and in the rental communities you are targeting.  And if this is the demographic you want to OWN in your market, consider setting up  a Facebook page so that you can really continuously share news people can use relating to buying a home and your market.  Don’t JUST talk business though!  Share information about your local economy, schools, community garage sales, tips about new restaurants or businesses in the area.  You can spotlight standout community leaders, kids who are making a difference, teachers, local heroes, specials you run across, testimonials from happy customers and more!
