    Lose visitors here, where they land, and you’ve lost them forever. This page is your curb appeal – your first chance to make such an unforgettable impression that they will register and return.

    Who is landing on your site’s homepage?

    Knowing your audience is marketing 101, and figuring out who comprises your site’s audience is a no-brainer: a real estate consumer, either a buyer or a seller. 

    Naturally, a homebuyer wants to see listings, but that’s not all your visitors are searching for. A NAR study found that these visitors also crave information on the purchase process, from getting a loan to closing on the purchase. 

    Homeowners thinking of selling want information about that process, and many visitors will want to learn more about you, your services, and what you’re like to work with.

    To keep these people on your site long enough to convert them to a lead requires making your home page the best it can be. Let’s look at one of the most important fixes you can perform on your real estate website.

    Customize your homepage

    The area that shows up before you begin scrolling down the page is known as “above the fold.” It’s your homepage’s most valuable real estate, so not one inch of space should be disregarded.

    The most common mistake agents make on this part of the page is not mentioning their location. Most of the sites we viewed before writing this included the name of the brokerage, the agent’s name, and his or her phone number and email address.

    Aside from a handful of agents, all sites lacked any mention (above the fold) of where the agent works. None of them mention a city, a community, or even the state that the agent serves.

    Let visitors know, above the fold, that they’ve landed in the right place. The best way to do this is to localize the text that came with your site. 

    Something as simple as changing “YOUR DREAM HOME AWAITS” to “YOUR DREAM HOME IN ANYWHEREVILLE AWAITS” will let visitors know they’ve found a local real estate site, and it will help search engines get that too.

    Scroll down your homepage, and you’ll find plenty of other localizing opportunities on the homepage. For instance, “SEARCH FOR HOMES” can be “SEARCH FOR HOMES IN ANYWHEREVILLE” and transform “Selling your Home” to  “Selling your Anywhereville Home.”

    Aside from posting your best and most flattering review above the fold, customizing and localizing the first page a potential client might see will help visitors and SEO.

      • The promise of receiving something of value is what makes a lead magnet irresistible. A free CMA isn’t a lead magnet, nor is a subscription to your newsletter.

      Example: Carol has been wanting to sell her home and downsize for a while but is really concerned about being able to find a new home once hers is sold.

      Carol gladly fills out the online form with her email in exchange for something she considers quite valuable.

      From the perfect agent bio to your blog and neighborhood/community pages, quality content is an important aspect of SEO on your lead-generating real estate website.

      Sadly, there are some amazingly skimpy community pages on agent websites. Many don’t have neighborhood descriptions at all.

      Then some are absolutely brilliant. For example, check out the envy-inducing pages at LongandFoster.com. Click on any of the communities to see how no corners were cut in this company’s descriptions.

        When seeking consumers’ pain points so that you can help solve them, you can’t go wrong with Amazon’s best-selling products list.

        For instance, right now, the second-best-selling product in the Home and Kitchen category is liquid ant bait. How about a blog post for the homeowners in your CRM on how to get rid of ants?

        Get hyper-local

        Even real estate buyers and sellers enjoy local content. It’s also one of the best ways to build organic traffic.

        If your city boasts a regional magazine, head straight to its website to mine for topic ideas. For example, Austin, Texas is home to Austin Monthly magazine. Here’s a sample of some articles that would make excellent hyper-local blog fodder:

        Hyper-local blog posts, most of all, make you appear to be connected to and knowledgeable about the community you serve.

          Once upon a time, the word “value,” in the real estate industry meant only one thing: how much a property is worth.

          Today, it also applies to marketing your services. Your “value proposition” tells the world why they should hire you instead of the agent down the street. It’s what you offer potential clients that few others do.

          “Unfortunately, many businesses either bury their value proposition in buzzwords or trite, meaningless slogans or don’t bother highlighting it on their site and in their marketing campaigns – or they don’t figure out what it is at all!” according to Dan Shewan at wordstream.com.

          We think it’s safe to say that most agents want to succeed and some mimic their fellow agents in the hopes of making that success a reality.

          Thus, real estate blog posts end up full of duplicate messaging (“Now is the Best Time to Sell!), overused slogans (“Everything I Touch Turns to Sold!”), and websites are devoid of a value proposition or with one every other agent offers.

          Let’s talk about the latter—your website.

          Figure out what real estate consumers think is valuable

          To figure out your value proposition, you need to understand your target client, especially his or her pain points. Your value proposition should quickly explain how your service solves the biggest problem.

          Another way to come up with a value proposition is to determine how the benefits of using you as their agent differ from what other agents offer. Do you offer free staging to your listing clients? Discounted commission?

          I see that look on your face, but a discounted commission to a listing client is quite valuable, as is free staging or free handyperson service to help get the home ready for the market.

          In fact, your entire website should answer a visitors’ needs, from the site loading quickly to fuss-free navigation.

          The NAR’s “Home Buyer and Seller Generational Trends” report compiles an annual list of what homebuyers find the most valuable on real estate agents’ websites. Here are the top 5:

          • Photos of homes for sale and neighborhoods
          • Detailed information about homes for sale
          • Floor plans
          • Virtual tours (not video; those came out near the bottom of the list)
          • Real estate agent contact information

          Your MLS listings will hopefully fulfill the first two wishes. Do you offer floor plans to listing clients? Buyers want them. What about 3-D tours or virtual walk-throughs?

          Finally, and it may seem quite basic, but ensure that your contact phone number is at the top of every page on your website.
