    There’s a lot to do when those shiny new real estate boots hit the ground. While your head was pumped full of real estate law and the know-how necessary to tell clients the number of square feet in an acre, you still have so much to learn.

    While that’s happening, however, and unless you’re fortunate enough to have a stack of money to tide you over until your first deal closes, you’ll need to also be marketing the you-know-what out of yourself.

    Your business isn’t going to start itself, so while you’re learning how to do an agent walk-through and about the intricacies of the listing agreement, consider creating even a rudimentary marketing plan.

    And, since it’s free (unless and until you start buying ads), Facebook should be at the top of the list.

    Already on Facebook?

    If you already use Facebook for its social aspect, hold that thought (the “social aspect” one). You’ll want to get the word out to your Facebook friends that you’re in real estate now and you’ll need to continue to remind them during the first year or so.

    In reality, you’ll be reminding them as long as you’re in real estate, but it’s critical to do so now.

    But, do it subtly. Don’t be that obnoxious agent who starts seeing his or her social media friends as dollar signs.

    Tell them how excited you are overpassing your exam and that you’re going to hang your license with a broker who promises to be behind you, guiding you through your first few deals. You’ll also need to increase the number of followers you have and to do that you’ll need to increase engagement.

    The folks at Facebook even prioritize posts that encourage engagement; posts that “spark conversations and meaningful interactions between people.”

    “Oh, goody,” we hear you saying, “yet one more time suck in an already-overfilled schedule.”

    Just promise yourself you won’t post spammy stuff – that you’ll start using Facebook to help get your business off the ground by thinking before hitting the “share” button.

    It can be painful

    Posting routinely to Facebook without receiving feedback from our audience is beyond painful. It’s borderline humiliating as well.

    You can avoid common mistakes by changing your goal. Instead of considering Facebook as a lead generating or open-house-attendance-generating platform, change your mindset to make your goal “follower engagement.”

    Sort of like how you looked at it before you got into real estate.

    When you do this, you’ll naturally start thinking of content to post “that your audience will care about and react to,” according to the Forbes Communications Council at Forbes.com.

    In the beginning, you’ll be forgiven

    You’ll soon learn that sellers expect all kinds of things that we feel are pretty lame marketing methods. Open houses, videos and, yeah, sharing their listing and open house on social media.

    Plus, there’s that little voice inside that will be screaming at you – reminding you how bad you need that commission check and the urge will strike you to plaster that listing everywhere possible.

    So, go ahead and post that first, second and even third listing. Show people, you’re getting business but then move back to being social.

    As you get busier, consider more creative ways of sharing listings. One agent we know used to create a contest out of his new listings, asking his followers to guess the list price. He gave a small prize to the reader who got the closest to the price.

    Or, consider setting up another page for your listings (and to satisfy your sellers) and reserve your current page for engaging with your followers.

    Don’t be selfish — spread the love

    It’s not enough to come up with brilliant Facebook post ideas; engagement with others is key. It goes without saying that you should respond to anyone who leaves a comment. The next step is to visit their pages and interact (charmingly) with their content.

    To get value from social media you have to provide value. It’s not a set-it and forget-it marketing method; it requires effort, time and, sometimes money to successfully generate real estate leads on social media.

      Content is the cornerstone of your online presence and your brand’s biggest ambassador. Done right and shared frequently, it will deliver visitors to your website where you can work your conversion magic.

      Writing isn’t easy for those who don’t do it every day. But you don’t need to bend it like Dostoevsky or Shakespeare. Once you realize that, you free yourself of that little nag in your head that tells you that you suck at writing.

      Let’s take a look at some of the basics, as applied to your blog posts but transferrable to most website content.

      1. Know your audience

      It’s crazy to try to target every conceivable real estate consumer in one blog post. You won’t succeed.

      Before setting fingers to keyboard, take the time to think about to whom your topic will appeal. That is your audience for this particular post.

      That’s the person you’ll imagine as you write. For instance, when writing a post on downsizing, your audience is most likely:

      • A homeowner
      • A member of the baby boomer generation
      • Someone who owns a large home
      • Someone who needs help both selling and buying

      Draw an imaginary picture of this person, sitting at his or her computer reading your article. Keep that picture top-of-mind while writing.

      1. Remain focused on the topic

      Nothing will tick your readers off more than a snappy title luring them into reading a post that ends up having little to do with the title. The anger will be worse if your post offers no solutions and few answers.

      Their anger toward you is well deserved; you’ve effectively ripped off their time.

      It’s a common problem with folks who don’t write for a living. A solution to this is to create the title of your piece last.

      Then, when you’re finished writing and you proofread it, determine your main theme, come up with a brilliant title and remove anything in the post that strays from it.

      1. Short and simple

      This rule applies to sentences as well as paragraphs and even words.

      Don’t use a $5 million word when a $2 word will suffice

      For example:

      • We will accompany you – We will go with you
      • When you relocate to – When you move to
      • The optimum time to buy (or sell) – The best time to buy (or sell)
      • Obtain a mortgage – get a home loan
      • Purchase a home – Buy a home

      The same holds true for sentences and paragraphs; keep them short and easy to read.

      1. Looks matter

      When a visitor lands on your blog post, it’s the visual appeal that he or she will notice first. If your post appears too wordy, too challenging to read, the chances are good your visitor will leave.

      Aside from that snappy title, one of the best ways to “trick” them into staying is by making the post appear to be a quick, easy read. Use the following in each post:

      • Lots of white space. You can get this by keeping your paragraphs short – no longer than five sentences, but shorter is better.
      • Bullet points
      • Numbered lists
      • Stand-alone quotes
      1. Proof and edit – a couple of times

      Congratulations! You’ve got yourself a first draft. Keep in mind that

      “The first draft of anything is sh#$”

      According to the late Ernest Hemmingway.

      Now, you need to hone that blog post. Read through it, looking for spelling, grammar and punctuation mistakes. Then, check it for factual and logical errors. Ensure that claims you make are backed up by facts.

      We found the perfect example of a logical error on a New Jersey luxury agent’s blog. He opens it with a question, asking the reader if he or she is considering “knocking down the walls of an existing property.”

      As opposed to a non-existing property? Hopefully, had the agent proofed his post, he would’ve caught this. Obviously, he didn’t proof.

      After making your edits, read the post once more for flow. Organize the information so that each thought leads logically to the next.

      Then, set it aside for a few hours and repeat the process. You may be surprised how many mistakes you missed on the first-read.

      Your final task is to share your content — in as many places as possible.

      Convert More Leads to Listings

      If your blog isn’t performing in a way that is resulting in new potential listing traffic, it may be time for a tune-up.

      Yes, we get that you’re busy, but this process is painless and can be done in pieces so you won’t have to take an entire day or evening to get it done.

      Best of all, these tips will help improve your site’s visibility, your visitor’s experience and you won’t have to hire a web developer.

      Fix broken links

      Broken links on your blog return 404 errors to your users. They become frustrated and click away. As a result, you’ve lost them and probably for good. Broken links also impact your search engine ranking.

      In essence, broken links are broken promises, so the first step in the blog tune-up is to check for and fix them.

      There are several easy and free ways to do this:

      • WordPress site? Install “Broken Link Checker”. You can find a walk-through of the process (it’s quite easy) at Org.
      • Check My Links – a Chrome browser extension that checks all the links on a page. Find it in the Chrome Webstore.
      • Xenu Web Sleuth – it’s a rather odd-looking website, and you’ll need to download the software, but according to many, it’s one of the best, free ways to check for dead links.

      Remove any dead links that can’t be replaced and update those that can.

      While you’re in “link” mode

      How is your internal linking structure? Linking from one blog post to another on your site keeps your reader engaged longer on your blog. In addition, search engine spiders love internal links.

      Go through some of your most popular blog posts and find opportunities to link to other posts on your site.

      Add some bling

      Blog posts with compelling images are read more often than those that offer poor images. Therefore, check your blog post images and replace any that may be doing more harm than good.

      Try using Canva.com to create overlays on your photos to give them that Pinterest look. It’s free and, once you get the hang of it, quite easy to use.

      Fix blog format problems

      The name of the game when writing a blog post is “white space.” Don’t torture your visitor with great, big blocks of text. Break it up with short paragraphs, the use of images, quotes, subheadings and bulleted lists.

      Throw out everything you learned in English composition. You aren’t writing for a teacher, you’re writing for someone who typically scans text online. If it appears on the first scan to be too much of a chore to read, they’ll leave.

      A good rule of thumb is to break up any paragraph that exceeds five sentences in length.

      How’s your call to action?

      If you hope to convert your blog visitors to leads, you’ll need effective “calls to action”. Any money and effort you expend to drive traffic to your blog is wasted if your posts lack this critical component.

      Your call to action must consist of the following:

      • Make it unique
      • Use enticing offers
      • It must be prominent
      Check your post titles

      We get it, you’re not a copywriter. That doesn’t mean, however, that you should neglect the most important component of each post, the title.

      A compelling, descriptive headline can mean the difference between the reader leaving or staying. It also impacts whether they click on the post’s link when you share it on social media.

      Look at each headline and ask yourself if you would be compelled to read on if it weren’t your blog. If not, fix the ones that don’t work.

      Magazine covers are ideal places to look for ideas on how to write catchy blog titles.
