    1. “Happier,” with Gretchen Rubin

    You can’t go wrong getting happiness advice from the author of “The Happiness Project” and four other bestsellers and a woman that the New York Times calls “the queen of the self-help memoir.”

    Her sister, Elizabeth Craft, joins her in her award-winning podcast to discuss good habits, happiness and more.

    We recommend Podcast 303, where the sisters discuss finding a ritual that will help you “Exorcise 2020 … Tips for Sticking to a Schedule When Working from Home,” and more.

    This podcast does include ads and lots of chatter in the beginning. If you want to get to the meat of the episode, fast-forward to 7:25.

    2. “The Tim Ferriss Show”

    Tony Robbins says that to become the best at what you do, you need to study and learn from the best.

    The author of the wildly popular book, “The 4-Hour Workweek,” Tim Ferriss helps you out with interviews of guests from a variety of industries, breaking down “… the habits and routines that contributed to that person’s success.”

    Have you ever felt “stuck?” Yeah, most of us have. If so, you’ll love Ferriss’ interview with actor and author Matthew McConaughey, a man who grew up in a home where kids could cuss, but they were forbidden from saying the word “can’t.”

    3. (flashbooks) “The Greatest Salesman in the World” (Episode #12)

    If you listened to the interview with McConaughey, mentioned above, you know that he credits Og Mandino’s “The Greatest Salesman in the World” for his success. Ever read it?

    Have it read to you by host Dean Bokhari at flashnotes.com. This ingenious podcast is custom-made for the busy business person with no time to read.

    If you haven’t read Magdino’s book, catch this episode because Bokhari reads it in full (it’s a short book).

    4. “GSD Mode” with Joshua Smith

    Phoenix agent Joshua Smith has garnered a spot on Wall Street Journal’s Top Realtor in America list as well as NAR’s “30 under 30.”

    The voice and wisdom behind GSD, (short for Get Sh!t Done) Smith imparts his own experience and wisdom as well as provides interviews with other top performing agents and team leaders from across the country.

    Although they are all worth a listen, we recommend two podcast episodes in particular:

    “How to Handle any Objection,” from buyers, sellers, leads, etc.

    “5 Tips To Help MASTER Lead Generation As A Real Estate Agent”

    5. Women Rocking Real Estate

    It’s astounding. The majority of real estate agents in this country are female yet few are hosting podcasts. It’s especially troubling when one considers that the top five agents in the country (sales volume), according to the RealTrends list, are women.

    Thankfully, the industry isn’t completely bereft of female voices. Check out “Women Rocking Real Estate” with Canada’s Jennifer Percival.

    Percival is also a coach, helping “women in real estate build a thriving, predictable business without using old school tactics.”

    We recommend Episode #34, Reboot your Business in 9 Key Areas. Fast-forward to 6:40 (Percival is a bit chatty).

    6. Take a Listing Today Podcast

    The Take a Listing Today podcast is a show focused on providing marketing strategies with easy, actionable steps that help agents taking new listings and grow their real estate business.

    They also have a Youtube channel, where they show step-by-step walkthroughs of many of their new marketing ideas. Making it super easy to know exactly how to launch the ideas for your business.

    The show is hosted by Jim Studebaker and Todd Robertson, two experts in the field of real estate marketing.

      I recently read an online article that gave 42 examples of “real estate business cards that help you close the deal.”

      Because, you know, your business card is a deal closer. At least in somebody’s universe.

      In the real world, your real estate business card does serve several important functions, but closing deals isn’t among them.

      If it’s been a while since you’ve updated your cards, dive into the tips below to be ready for your 2020 real estate leads.

      Start with the basics

      The name of the game with business cards in 2020 is “simplicity.” This means dumping the fax number, paring down the superfluous and including only the basics necessary for a lead to contact you. At the least, include your:

      • Name
      • Title
      • One phone number
      • Email address
      • Company logo
      • Website URL — dump the protocol and prefix (https://www.) using only your domain name (ProspectsPLUS.com).

      Reconsider adding your physical address; it isn’t necessary and it takes up gobs of space.

      Don’t pinch pennies

      Like your website and other marketing materials, your business card is a reflection of your brand image. Often, it’s among the first impressions you’ll give to a potential client.

      You counsel your selling clients about the importance of curb appeal to their home’s first impression, right? The same holds true about marketing you and the services you offer.

      Kick down the money necessary to create a professional, aesthetically-pleasing real estate business card.

      If you’re creating one from scratch, be prepared for how intimidating a 3.5×2-inch blank slate can be. It’s tempting to fill every part of it with something – anything – but resist the temptation.

      Lacking inspiration? Turn to your website’s branding concept and considering using those elements on your business card.

      Pay close attention to font choice and use lots of white space.

      Your final decision will be card stock. Naturally, you don’t want it to be flimsy, but how thick is thick enough?

      The printing experts at Staples claim that most business cards are printed on 14 to 20 pt. card stock. They also suggest that you don’t go any lower than 14 pt. if you want your card to feel professional.

      “We’ve all seen those cheesy real estate agent business cards that always seem to have a photograph of them next to their contact information,” begins an online article about whether or not to include a headshot on a business card.

      “It’s so common in this niche that you could practically make a template of what to expect …  What’s the value when everyone else is doing it?” the author wonders.

      Ouch.

      There are good arguments on both sides of the issue, including the results of a test performed by an attorney and adjunct professor Eric Bryn.

      His group sent 2,000 postcards containing identical messages. The only difference is that half had photos of a real estate agent and half didn’t.

      Nearly 200 recipients responded to the mailing. All of them from the group that received the photo-less postcard.

      Not one response came from a recipient of a card that included the agent’s photo.

      The professor went on to explain that they’ve used this same testing method on other types of real estate agent marketing, such as business cards and websites. The results are always the same – pieces lacking an agent photo get better responses than those that include the photo.

      Technology has killed many old-school business practices, but the business card isn’t yet among them.

      Our Turkey Mission

      Recently the employees of ProspectsPLUS!  were filled to the brim with wonderful feelings. We were on a mission to purchase 50 turkeys from surrounding grocery stores to donate to the Salvation Army and our local Food Bank.

      Finding 50 turkeys 3 days before Thanksgiving was not an easy feat, but we were determined.

      …and, our efforts paid off.
       The Result…

      It was all smiles and warmth on the faces of the ProspectsPLUS! staff as we delivered the turkeys to the Manatee County Food Bank and The Salvation Army of Manatee County.

      The Manatee County Salvation Army has plans to feed over 500 people on Thanksgiving day. They also provide Thanksgiving dinner baskets for families in need to take home and cook.

      The Manatee County Food Bank provides food for over 60 food pantries in Manatee County. They also offer a Meals-on-Wheels program to Manatee County.

       Sharing in the Spirit of Gratitude & Giving

      If you are thinking about catching our high, and sharing in the spirit of giving and gratitude, I have a couple easy ideas for you.

      Working the Renter Niche

      Most top agents focus their business marketing in three important areas:  their sphere of influence, their geographic farm, and a niche market.

      One niche that gets a lot of attention is the renter market. With rents on the rise across the nation, interest rates still historically low, and housing prices not yet scaling too quickly –it’s the perfect opportunity for renters to kiss their landlord goodbye – as it says in one of our most popular postcards for agents working this market.

      Consistency is Key

      As with any marketing campaign, consistency is key. Our First Time Buyer/Renter series has eight postcards, which is perfect for a 6-8 month campaign. Here’s what you do:

      • Choose some higher end rental properties or apartment complexes in your area and capture a mailing list.
      • On the reverse side of the postcard, make an offer for an item of value such as one of our free reports.
      • After each mailing has hit, be sure to follow up either by phone call or get out in the community and start meeting the people. Is there a Starbucks or coffee shop near the rental community? Let people know you’ll be there to answer questions one morning at a specific time. You can even use the back of the postcards as an invitation!
      • Repeat this process once a month for the next six months.

      Another great idea from the Master Marketing Schedule is to send the Kiss Your Landlord Goodbye postcard to 100 renters in your market.
