“Environmental noise caused by traffic can reduce property values,” according to an online article from Road Engineering Journal, citing research from the 1970s and 1980s.
Other blanket statements such as “… the vroom, vroom, vroom of traffic right outside a bedroom window …” will negatively impact the value of a home, are far from accurate. In fact, these stereotypes can keep you from maximizing your near-a-busy-street listing’s potential.
There are pros and cons for homebuyers who purchase a home near a highway. The experts who’ve extensively studied the highway issue claim that results are a mixed bag.
We found an interesting study on freeway noise, published by the Transportation Research Record Journal of the Transportation Research Board.
In it, the researchers found that “Freeway construction may have an adverse impact on some properties, but in the aggregate, property values tend to increase with freeway development.”
They also claim that the effect of freeways on property values varies according to the type of property.
The value of single-family homes experienced a negative impact while multi-family dwellings, such as condos, apartments, and commercial properties found a rise in value.
Finally, the study found that “… the most important factor in determining negative impact on property values appears to be the level of traffic on any major roads in the proximate area …”
The level of traffic implies the level of noise, which produced a more significant impact on values “… than the presence of a freeway per se.”
Consider a home in an inner-ring suburb near a highway compared to a home further out near a highway. The latter will experience less traffic and, thus, less noise and less of an impact on value.
Two additional considerations
Commuters may be willing to pay more to be able to hop on the freeway in the morning. Those who cherish a quiet night’s sleep, on the other hand, probably shouldn’t be looking at homes near a highway.
Then there’s this random tidbit: Those homes located near a depressed freeway are valued higher than those located near at-grade or elevated freeways.
Again, do the research required because what’s happening outside that bedroom window in your client’s chosen neighborhood may just have a positive impact.

Thinking of sending email greeting?
Please. Don’t. Do. That.
Sure, it’s cheap and easy. But, email greetings during the holidays most likely won’t even be opened. They might also:
Give a feeling of not alot of thought in your greeting
Get lost in all of your other year-end emails
If an email holiday greeting is the best you can do, consider not sending greetings at all.
Use the good old U.S. Postal service or, deliver your card in person. Either of these methods is far more personal than a dashed-off email with a greeting cut and pasted from the internet.
“Never mention ‘Christmas,’ ‘Hanukkah,’ or any other particular holiday,” says one online writer.
She states it’s important to be inclusive of everyone and warns not to alienate anyone.
Overall, it’s probably not a bad idea. But if you have folks in your sphere that you know, without a doubt, celebrate one of the religious holidays, a card specific to them would not only be appreciated, but they’ll know that you remembered them.
Dig deep for enough cash to buy a few different cards or postcards for these leads, former clients, or those in your sphere. Be daring and actually wish them a Merry Christmas (December 25) or Happy Hanukkah (which begins the evening of November 28, 2021, and ends on December 6, 2021).
So, consider skipping the winter holiday greetings and sending New Year cards instead. Not only will you avoid offending anyone in your sphere but your cards will arrive when the mailbox isn’t crammed full of other cards.

Digital marketing is hot with real estate agents. This provides an amazing opportunity for the agent who decides to take a different approach and become a BIG FISH in a small pond.
How do you do this? with direct mail.
Oh, I know what you’re thinking. “She works for a direct mail marketing company, of course, she will say this.”
Statistics, however, don’t lie. Direct mail marketing is not only strategic, but it can also be laser-focused to a particular audience and it works.
Why fish for listing leads in the huge ocean that is digital? Think about it; doesn’t it make more sense to cast your net in a smaller pond filled with people who you are certain ACTUALLY OWN HOMES?
Some things to consider
In a recent survey of real estate agents, 82% said their marketing goal this year is to “improve their social media presence,” according to Becky Brooks at theclose.com.
A worthy goal, but not very focused. Think about this: while they are chasing after Facebook leads, you’ll have little competition vying for attention in homeowners’ mailboxes.
With targeted direct mail you will not only reach homeowners. If you narrow your mailing list to only homeowners who have lived in their homes a certain number of years, or who live in starter homes or any other preferred criteria, you will have a far greater chance of taking listings than by randomly posting on social media.
For instance, by targeting homeowners who have been in their home for seven or more years, you’re creating a great list of potential fence-sitters to go after.

Another thing to consider is the pandemic. In a recent USPS study, slightly more than 40% of Americans said that since the pandemic began, their excitement about receiving mail increased.
Nearly half of respondents said that a direct mail piece prompted them to go online to get more information about the sender.
The volume of direct mail plummeted from “… 213 billion pieces …” in 2016 to 120 billion last year. Interestingly, despite the drop in volume, the response rate skyrocketed nearly 200%.
You’ll have far less competition for eyes on your mail pieces and a better response rate than ever before.
Who makes up your potential seller audience?
Now that we’ve got you looking for listings in all the right places, what will you be sending? Keep in mind your audience – older generations, such as Baby Boomers and Gen X make up 75% of the real estate market combined.
When considering your direct mail marketing piece, don’t take valuable time out of your day to create marketing from scratch.

In even the smallest real estate markets, at least one agent has carved out a lucrative niche by specializing in luxury properties.
After a time, this agent (or these agents) become so entrenched and established in the niche that other agents tend to think they couldn’t possibly compete.
Yes, it does require a somewhat hefty marketing budget and a whole lot of tenacity, but it is possible to be your market’s next luxury home specialist.
Don’t ignore the realities
Listing luxury homes is vastly different than listing tract homes. Sure, your seller will fill out the same forms as her tract home neighbor, but that’s just about where the similarities end.
Specializing in luxury real estate isn’t a fake-it-until-you-make-it process. You’ll need to understand the affluent, as their wants and needs are significantly different than other homebuyers and sellers. Like getting to know any target market, this is a must.
Marketing the luxury property requires, as mentioned earlier, a robust marketing budget and the knowledge of where your likely clients hang out so that you can properly target that marketing.
There is a shortcut, however: find a mentor.
I see you cringing. “I’ve been an agent for 15 years and you want me to tag along with someone else for a couple of months?”
Yes, we do, at least if you want to take the shortcut to those very nice commission checks.
If you’re lucky enough to secure a “sure, I’ll mentor you,” be prepared to soak up every last drop of knowledge, from how he or she runs the business and determines value on luxury property to going along on listing presentations and being present for contract negotiations.
If you decide to take the DIY route, you’ll have a steep learning curve ahead of you.
Coming up with an appropriate list price may be one of the more challenging aspects. Luxury homes quite often don’t have comps.
Before attempting to compile a CMA for a luxury property it’s important to know as much as possible about every home in the surrounding area, according to Beverly Hills luxury agent David Kean of David Kean & Associates.
I spoke with Kean a few years ago about what he would recommend to agents seeking to enter the niche. Kean said that he tours every new luxury property listing as it comes on the market.
Then, when he is compiling an evaluation, he has actually seen the comps, first-hand so he is better able to compare apples to apples.
Setting a suggested list price is but one challenge when beginning your career in luxury real estate. Getting to know your most likely clientele and building a marketing budget and a vendor team are others.
