    So, here we are, finally nearing the end of the year, and what a year it’s been!

    COVID-19 disrupted many of the normal ways that agents do business. From completely virtual showings to drive-through closings in some areas, it’s hard to imagine the industry ever getting back to “normal.”

    What does this mean for your 2021 marketing plan?

    When talking to agents about their 2021 plans, the majority said, social media marketing will definitely play a role in their marketing strategy.

    If you’re among them, make it easier on yourself by creating a section in next year’s marketing plan devoted to everything digital.

    When researching where to spend your digital marketing dollars, it’s important to remember that:

    • You are a B2C marketer, not B2B. User statistics aimed at B2B marketers are useless for real estate agents.
    • You have a very specific target audience (Millennials and gen x, age 32 to 56 for buyers’ agents and gen x and baby boomers, age 45 to 75, for listing agents).
    • Your target audience of buyers earns a median household income between $102,800 and $110,900, depending upon age and location.
    • Your target audience of sellers has a median age of 58 and earns a median household income of $128,800.

    The fish are hanging out on social media

    If we had to choose just one digital marketing medium to spend the bulk of our time and money on next year, social media would be our choice. We will, however, be talking about some of the other strategies in upcoming blog posts.

    Which social media platform does a real estate agent’s “fish” hang out in? For the past few years, Facebook was hands down the best place to drop your hook. And, not much has changed in that regard.

    • The platform is popular with Americans in the homebuyer age bracket (“79% of 30 to 49-year olds use Facebook,” according to SproutSocial.com.)
    • Listing agents will be glad to know that 68% of those age 50 to 64-years old and 46% of adults age 65 and older use Facebook. 
    • Finally, Facebook users hit the sweet spot in household income as well, with 74% earning more than $75,000.
    Instagram, Twitter, LinkedIn and Pinterest

    We’ve mentioned before that the time it takes to be and remain active on Instagram doesn’t typically translate into the number of leads and deals most agents need and want.

    Get More Listings Series

    At least not now.

    This could be due to the fact that the platform’s demographics just don’t fit your target audience. Instagram is most popular with users between the ages of 13 to 29 years of age.

    Twitter is similar in that it is most popular with younger folks, especially those in the 18 to 24 age brackets. As ages rise, the platform’s popularity decreases.

    Listing agents especially, should understand that just 17% of Americans in your target audience’s age range use Twitter.

    Buyers’ agents may find spending time at LinkedIn lucrative. Join some groups, post some content, because the site is quite popular with 30-to-49-year-olds.

    Pinterest is another time and labor-intensive platform, but its demographics fit tidily with your target audience. “The median age of a Pinterest user is 40,” according to Salman Aslam, founder and CEO of Omincore.

        Most real estate agents know that staged homes sell faster and for more money. Some, however, go beyond merely suggesting staging to their listing clients.

        Rather than lay the burden of staging on their clients, these agents bring in a staging team, at no expense to the homeowner.

        What seller services do you offer? Does that list on your real estate website include the usual?
        • “Complimentary home value analysis!”
        • “Open Houses & Broker Tours”
        • “Your home will be entered into the MLS”
        • “Your home will be featured on our website”
        • “Place a distinctive [name of brokerage] for-sale sign on the property”
        • “Active promotion to my expansive network”

        These are actual “Seller Services” offered by agents on their websites.

        If you are tired of not getting the listing and want to truly offer value, thereby standing apart from the crowd, it’s time to change things up. Read on for some tips.

        Complimentary Pre-Sale Home Inspection

        As you know, when a problem is unearthed by the inspector, the entire transaction is at risk.

        Why not be proactive and head off as many challenges as possible before putting the home on the market? Offer your listing clients a free, pre-market home inspection.

        Yes, some agents balk at the idea, claiming that the inspection now becomes a disclosure item. And that’s true.

        The flipside to this is that the items on the pre-sale inspection list will most likely show up on the buyer’s inspection report as well.

        A pre-market inspection allows the homeowner to make the repairs that the lender or buyer will most likely demand.

        If for some reason your client can’t or won’t make repairs, you’ll have the time to determine upfront how to deal with repair requests and to have that heart-to-heart about lowering the asking price.

        Professional Photography

        I don’t need to tell you that there are far too many agents out there who are still snapping listing photos on their smartphones.

        Since the first showing of a home typically happens online, it needs to be ultra-compelling.

        We know many successful agents who have left the old ways behind and offer the services of a professional photographer to snap the marketing photos. Yet, that service isn’t listed on any of the websites we researched for this blog post.

        Virtual Tours

        Over the past few months, the popularity of 3D tours has outpaced other types of virtual tours, including video.

        In fact, a recent study by the NAR claims that “Consumers Strongly Prefer Listings With 3D Tours.” Here are a few other things you should know about virtual tours:

        • “About 55% of survey respondents say they’d even consider buying a property sight unseen if there was a 3D tour available in the online listing.” (NAR)
        • Agents who use 3D tours in their marketing of listings sell them 20% quicker and for 9% more than agents who don’t use them. (Matterport survey)
        • Almost 80% of real estate consumers say they would switch to a real estate agent who offers 3D tours of homes for sale [Matterport survey]

        Consumers are demanding more than a video of a home’s interior. They want the ability to virtually tour homes without someone else deciding what they can and cannot view.

        If other agents in your market offer this service and you don’t, the chances are pretty good that you won’t get the listing.

        Do yourself a favor and earmark some marketing dollars for at least one, true, seller service before the end of this year.

          About 74% of us make New Year’s resolutions, according to statista.com, unfortunately, as they go on to state, only 8% of us actually achieve them.

          Statistics show those that fail at keeping resolutions do so rather quickly, in fact, typically by February 1.

          Resolving to do things differently in a new year has a 4,000 year-long history. Ancient Babylonians apparently started it, promising their gods that they will pay off their debts and “… return any objects they had borrowed,” according to Sarah, Pruitt, author of “Breaking History: Vanished!” writing at history.com.

          So, why do we still make New Year’s resolutions? Especially when we have such a shoddy record of keeping them?

          “One reason is the allure of starting from scratch …” and “… the idea of bettering ourselves is another motivator,” according to Margarita Tartakovsky, M.S. associate editor at psychcentral.com.

          The desire to make resolutions isn’t a bad thing. In fact, continuing to make them in the face of the very real possibility that we won’t stick to them shows that we have faith in ourselves, that we can change those aspects of ourselves or lives that we don’t like.

          Did you join the 74% and set some new year’s resolutions this year? If so, it’s not too late to change those resolutions into a more achievable form.

          This year, try something different

          Instead of big, lofty real estate business or personal goals, consider creating “micro-goals” instead. “You’ll be more likely to achieve them and see plans through,” suggests Emily VanSchmus at bhg.com.

          Let’s face it, vowing to make a thousand cold calls a day is nuts. You’ll grow so weary of even looking at a telephone that the slightest distraction will lure you away.

          A smaller goal, perhaps an extra 10 real estate cold calls per session, gives you a better chance of achieving your goal.

          Who cares if January 1 has come and gone? That date “… isn’t the hard and fast rule when it comes to making lifestyle changes …” or creating new real estate business goals, according to VanSchmus.

          Now Let’s set some micro goals

          We roamed around the interweb in search of advice for agents on making the “best” New Year’s resolutions and came up with a ton of lofty stuff. Here’s just one:

          “Focus on customer experience and customer service”

          Unfortunately, the author offered up no examples of how one should focus on a customer experience.

          What is customer experience in real estate? I like to think of it as the after-effect of working with an agent. It’s illustrated in the client who raves about her agent.

          Customer service is something a bit different; it revolves around the services you offer your clients.

          A free market analysis, suggestions on staging and a listing in the MLS aren’t services. They’re job duties.

          Services are something they won’t get from other agents, such as free staging, a free, pre-market home inspection, becoming a market maker by bringing your own list of buyers, or a complimentary professional house cleaning before listing.
