An opt-in or free offer is “an irresistible item of value provided to a prospect in exchange for their contact information,” according to Ryan Deiss, founder, and CEO of DigitalMarketer.com.
The challenge, at least it seems to be for so many real estate agents, is changing your idea of what constitutes “value” to real estate consumers in 2022.
Is it a “free market analysis?” or the equally common promise of email alerts when homes that fit a homebuyer’s criteria hit the market?
Perhaps, in some cases. But in most cases, in 2022, real estate consumers are hungry for education and information and you need a way to set yourself apart.
Direct response reports feed that hunger and fill your pipeline with new leads that turn into listings.
Different Direct Response Report topics
Direct response reports can be about any number of topics. But, before you settle on one, ask yourself three questions:
Does the topic address a real problem? For example, in the current real estate market, few potential clients will be clamoring for a report about boomerang buyers.
2. Can you provide a quick solution to their problem? For instance, a report for absentee owners on selling a vacant home addresses the concerns these home sellers are worried about.

3. Can I write these direct response reports so that they are compelling, valuable, and deliver on the promise? Not everyone is a writer. Direct response reports must, first, employ perfect spelling and grammar. Choppy flow is distracting and amateurish, so ideas should flow naturally, one to the next. Then, these reports should sound friendly, yet authoritative.
Tools you’ll need to put your reports in motion
The first tool you’ll need is a landing page. Here is where visitors will enter the required information to receive their free direct response report.
There’s an art to creating a compelling landing page (squeeze page). Check out Instapage.com’s “30 Squeeze Page Examples To Leverage for More Conversions” and read the critiques of each one. You’ll be a squeeze page pro by the time you finish.

Once upon a time in real estate land, agents used handouts as a large portion of their business marketing.
Today’s real estate consumer demands and expects “value” from those with whom they do business, even down to the stuff they get free.
While handouts may seem unnecessary to you, they’re actually an effective marketing tool to increase engagement and perfectly complement your marketing strategies.

It’s a new year and if one of your strategies is to create a real estate listing generating system to fit the “new normal,” consider a mix of the old-fashioned and the new-fangled.
The best marketing plans include both direct mail and digital marketing, and linking the two is even better.
We’ve come up with some safe ways to get closer to potential clients during the pandemic – some ideas to kick around as we move through 2021.
Forge stronger links with your community
Real estate agents generally tend to be quite generous with their money, frequently offering to give a percentage of each commission check to a favored charity.
Other agents are a bit more hands-on and feel that cutting a check, while admirable, isn’t enough. These are the agents who host school supply drives, winter sock collections for the homeless and actively volunteer their time and labor to local charitable organizations. The list is long and impressive.
And, they have a point, especially during the pandemic when consumers need and actively search out “warm and fuzzy” stories.
Yes, giving should be altruistic. And, we agree that using it to generate leads seems a bit mercenary.
But, it’s a win-win. Charities that are clamoring for help receive it and, if promoted appropriately, giving your time to a worthy cause can also be good for business.
Find a local group with a philosophy and cause that you can get behind and join them. Let your social media followers know how they can help too. Be passionate about the cause by letting consumers know about your acts of humanity.
But do avoid an overly-promotional “look-at-me” approach.
Who are you marketing to?
“Right now, the ability to forecast is a superpower for business leaders as consumer sentiments and behaviors change,” notes Sam Acuna and Sofia Kluch at gallup.com.
They add that “Some of these changes are likely permanent but many changes are temporary … and localized.”
Thankfully, the real estate industry is quite hardy right now and forecasted to remain this way.
In fact, the folks at mansionglobal.com say that 2021 will bring “… the most robust housing market in 15 years.”
They also mention a Redfin forecast that more new homes will be built this year than during the past 16 years.
Leverage your listings
While coaches advise that agents door-knock around new listings, this isn’t an appropriate time to do so.
Direct mail, on the other hand, is not only safe but rising in consumer popularity during the pandemic.
Listing agents should send at least three cards to each household in their target audience for each listing taken:
Just listed
Open house (if you’re holding one)
Just sold
Each postcard should include the URL to the home’s dedicated landing page and, to your virtual open house, if you’ll be hosting one.

People haven’t changed. Some priorities have, many of our lives may have, but inside, we’re still the same human beings with the same wants and needs, with just a few new ones added to the mix.

It may not seem like it, but winter is almost over. The “famine” part of the equation will be history and we can wallow in the “feast” that spring brings.
Until then, dealing with the snail’s pace of the market at this time of year can dishearten even the most optimistic among us.
But it doesn’t have to. Check out these three tips to help you stay motivated through the final month of winter.
1. Take action, even if it’s puny
“Your income right now is a result of your standards, it is not the industry, it is not the economy,” claims motivational coach Tony Robbins. Easy for him to say when he doesn’t work in real estate, right?
If you’re familiar with Robbins you’ll know that he’s big on taking action – especially if it’s “massive.” Even a small step toward your goals, however, helps raise those standards he speaks about.
“Even if you take the wrong action, if you keep changing your approach you can succeed in anything,” according to Robbins.
Actions to consider taking during the remaining downtime include:
Clean up and organize your CRM
Prepare a mailing list of past clients
Research a farm area for listings
Organize a summer event for past clients
One action – just one step toward a goal – taken every day can move you from inertia to progress.
While people you hang out with can stifle your professional progress, “the what that you surround yourself with …can either propel you forward…or hold you back,” according to Amy Blaschka at Forbes.com.
In other words, get out of the office, the car and your head by changing your environment. Samuel R. Sommers, associate professor of psychology at Tufts University claims that this one change can lead to “a burst of fresh thinking and increased drive.”
Take the laptop to a coffee shop or, if it’s not too frosty outdoors, head to the local park. Invite a prospect for coffee or lunch. Take a walk in nature.
“Turn the eyes upside down, by looking at the landscape through your legs,” suggested the late Ralph Waldo Emerson.
Watch, listen, read
The world is filled with motivational coaches, speakers, and gurus. Take advantage of their knowledge by scheduling time each day to watch, listen to or read their works.
